How Long Does Vinyl Plank Flooring Last?

Short answer: in a home, good luxury vinyl plank usually lasts somewhere between about 10 and 25 years. Three things decide where your floor lands in that range: the wear layer (around 12 mil suits bedrooms and light-traffic rooms, 20 mil and up is what we recommend for dogs, kids and busy kitchens), the subfloor prep under it, and how it is cleaned. Once the wear layer is worn through, a vinyl floor is replaced, not refinished.

Luxury vinyl plank, or LVP, is a layered floor built to look like wood boards: a printed design layer under a clear wear layer, over a rigid waterproof core. That construction is why it took over kitchens, basements and rentals, and it is also why the answer to “how long does it last” depends far more on what you buy and how it goes down than on the brand name.

The Wear Layer Decides Most of It

The wear layer is the clear top coat that protects the printed image underneath. It is measured in mils, and it is the best single predictor of how long a luxury vinyl floor keeps looking new. Overall plank thickness matters for rigidity and sound, but the wear layer is what buys you life.

  • Around 12 mil: bedrooms, guest rooms and other light-traffic rooms.
  • 20 mil and up: households with dogs and kids, kitchens, mudrooms and main living areas.
  • Higher still: commercial spaces and heavy-use rental units.

Choosing a thin wear layer to save money in a busy room is the most common reason an LVP floor looks tired early. Our guide to the LVP wear layer and mil thickness goes deeper on what each rating buys you.

The Subfloor Decides the Rest

A good plank laid over a bad subfloor fails early. Most luxury vinyl manufacturers want the subfloor flat to roughly 3/16 of an inch over 10 feet, and hitting that number is a real part of the job: high spots get ground down, low spots get filled. Concrete gets a moisture check first, because a slab that wicks water will ruin any floor laid over it. Click-lock joints that sit over a dip flex every time someone steps on them, and that is where planks separate and edges chip.

Waterproof is true of the core, not of the whole installation. Water from above stays on top of a quality LVP floor, but the seams, the edges and the transitions still have to be installed properly, which is our side of the job.

What Wears It Out

  • Grit. Sand and dirt under a shoe are what scratch a good wear layer. Mats at the doors and regular sweeping do more for the floor’s life than anything else.
  • The wrong cleaner. Harsh degreasers and abrasive scrub pads dull the wear layer for good. Use a pH-neutral cleaner made for vinyl and a well-wrung mop.
  • Steam. Steam drives moisture into the joints, and most vinyl manufacturers exclude steam damage from their warranty outright.
  • Furniture and pets. Felt pads under furniture legs and a thicker wear layer for large dogs keep dents and claw marks down.

Our floor care guide covers cleaning routines for LVP and hardwood side by side.

Why It Gets Replaced Instead of Refinished

This is the honest trade-off with luxury vinyl. Once a vinyl floor wears through its wear layer, it gets replaced rather than sanded, because there is nothing under the wear layer to sand back to. Hardwood works the other way: solid hardwood can be refinished several times over its life, and refinishing existing hardwood, which we quote as packages from about $995 for a single room, runs well under the cost of replacing the floor.

That is why we still recommend real wood in some rooms even when a homeowner calls us about vinyl, and vinyl in others even when they called about wood. LVP is the practical answer where water is a real risk: kitchens, bathrooms, laundry rooms, basements over concrete, and rentals that need a floor to survive tenant turnover. Hardwood is the long-term answer in living rooms, dining rooms and bedrooms that stay dry.

How to Get the Most Years Out of LVP

  1. Match the wear layer to the room: 12 mil for light traffic, 20 mil and up for dogs, kids and kitchens.
  2. Have the subfloor checked and flattened before anything goes down, and have concrete tested for moisture.
  3. Put mats at every exterior door and sweep or vacuum grit often.
  4. Clean with a pH-neutral vinyl cleaner and a well-wrung mop, never steam.
  5. Use felt pads under furniture and lift heavy pieces instead of dragging them.

Frequently Asked Questions

How long does vinyl plank flooring last?
In a home, good luxury vinyl plank usually lasts somewhere between about 10 and 25 years. The wear layer, the subfloor prep under it and how it is cleaned decide where a floor lands in that range.
What wear layer thickness should I choose for LVP?
Around 12 mil suits bedrooms and light-traffic rooms. 20 mil and up is where we point households with dogs, kids and busy kitchens, and commercial spaces go higher still.
Can luxury vinyl plank be refinished?
No. Once a luxury vinyl floor wears through its wear layer it gets replaced rather than sanded. Solid hardwood can be refinished several times over its life.
Can you steam mop vinyl plank floors?
We do not recommend it. Steam drives moisture into the joints, and most vinyl manufacturers exclude steam damage from their warranty. Use a pH-neutral vinyl cleaner and a well-wrung mop instead.
