LVT, LVP, and Ceramic Tile Compared
People arrive at this page searching three different things: LVT, luxury vinyl plank, and vinyl tile that looks like stone. Here is the actual difference, so you can tell us which one you want.
Luxury Vinyl Tile (LVT)
Squares and rectangles that imitate stone, slate, travertine, marble, or concrete. Some lines take a grout line for a convincing tile look. Waterproof core, warmer and quieter underfoot than real tile, and no cold shock in January.
Luxury Vinyl Plank (LVP)
The same vinyl in long boards that imitate wood. Identical performance, different visual. If you want a wood look in a wet room, this is the format, and COREtec is the rigid-core line we install most.
Ceramic or Porcelain Tile
Harder and more heat-tolerant, and the right call under a wood stove or in a full wet room. It is also cold, loud, unforgiving of a dropped glass, and it comes with grout lines to clean forever. LVT exists because a lot of people want the look without that maintenance.
Wear Layer, Core, and Thickness: What Actually Matters
Three specs decide whether a luxury vinyl floor still looks good in a decade. Everything else is styling.
Wear layer (mils)
The clear top layer that takes the abuse, measured in mils. Roughly 12 mil suits bedrooms and light traffic, 20 mil and up is where we point households with dogs, kids, and busy kitchens, and commercial spaces go higher. Our wear layer guide explains what the numbers mean.
Core (SPC or WPC)
SPC rigid cores are dense and thin, so they resist dents and telegraph less from an imperfect subfloor. WPC cores are thicker and softer, so they feel warmer and quieter but dent more easily under a heavy appliance. Neither absorbs water.
Format and method
Click-lock floating installs fast and needs an expansion gap at every wall. Glue-down is flatter, quieter, and preferred in commercial spaces and over large slabs. Grouted LVT gets a third treatment again. We pick based on the room, not on what is quickest.
One honest limit worth stating up front: luxury vinyl cannot be refinished. When the wear layer is gone, the floor is replaced. Hardwood can be sanded and refinished several times, at $3 to $8 per square foot in Maryland, which is why we sometimes talk a customer out of vinyl in a formal room. Where Luxury Vinyl Tile Works Best
- Kitchens. Dishwasher leaks and dropped pans are what LVT was built for, and it is easier on your back than tile during a long cook.
- Bathrooms, laundry rooms, and mudrooms. Waterproof core, no grout to scrub, and a stone look if that is what the room wants.
- Basements over concrete. The most common LVT job we do. The slab gets checked for moisture first, always.
- Whole-floor renovations. One continuous surface through kitchen, hall, and living space reads larger than a floor chopped up by transitions.
- Offices, retail, and rentals. Glue-down LVT in a heavy wear layer takes commercial traffic and individual tiles can be replaced if one gets damaged. See commercial flooring.
Subfloor Prep: The Part You Never See
A luxury vinyl floor is only as flat as what is under it, and vinyl is thin enough to telegraph every ridge, seam, and low spot. Most manufacturers specify flatness within roughly 3/16 of an inch over 10 feet, and getting there means grinding high spots and filling low ones before a single tile goes down. On concrete we check for moisture, because a slab that wicks water will eventually push a floor off it no matter how waterproof the plank is. Over old ceramic we fill the grout lines so they do not print through. Floating installs get an expansion gap at every vertical surface, because the floor moves with temperature and a pinched floor peaks in the middle of the room. This is the work that separates a floor that lies flat for twenty years from one that clicks and gaps in year two, and it is why we quote in person instead of over the phone.
What Drives the Cost of an LVT Installation
- Square footage and room shape. Cuts around cabinets, closets, and hallways cost more per foot than open floor.
- The product. Wear layer, core type, and thickness. This is the biggest lever you control.
- What comes out first. Carpet and pad are quick; glued vinyl, ceramic tile, and a damaged subfloor are not.
- Subfloor prep. Grinding, patching, leveling compound, moisture mitigation on a slab.
- Layout and pattern. Grouted tile, diagonal sets, and patterns need more material and more time.
- Transitions, trim, and stairs. Reducers, thresholds, quarter round, and stair nosing all add up.
We do not publish a per square foot LVT price, because it would be a guess. Aaron Goodman measures the rooms and gives you a written estimate free of charge, and the price on that estimate is the price you pay.
Caring for Luxury Vinyl Tile
- Sweep or vacuum grit. Grit under a shoe is the only thing that scratches a good wear layer.
- Damp mop with a manufacturer-approved cleaner. Skip steam mops, which force moisture into the seams.
- Use felt pads under furniture and wide casters on chairs. Point loads are what dent a vinyl floor.
- Avoid rubber-backed mats in sunlit spots, because rubber can stain vinyl over time.
- Lift appliances rather than dragging them, and put plywood down before you roll a fridge across a new floor.
