Clarksville and River Hill
Clarksville sits along Route 108 and Route 32, and its neighborhoods, including River Hill, the newest of Columbia's villages, include many larger single-family homes built from the 1990s on. Many have oak through the main level, often with a two-story foyer and a staircase as the centerpiece.
Two projects suit homes like these well. The first is refinishing oak that has aged to a yellow or amber tone into a natural or neutral color, with stain chosen from sample patches on your own floor. The second is replacing carpeted stairs with hardwood treads that match the floor. Wide, open main levels also make planning matter: on a long run of hardwood, the layout, the board direction and the transitions into kitchens and baths are worked out at the estimate, before the first board goes down.
Fulton and Maple Lawn
Fulton, around Route 216 and US 29, includes Maple Lawn, a newer planned community, alongside older single-family neighborhoods. Newer homes usually come with builder-grade flooring that owners upgrade: engineered hardwood in place of carpet in the living areas, luxury vinyl plank in kitchens, laundry rooms and finished basements, and better carpet in the bedrooms.

Highland, Glenelg and Dayton
The central and western parts of the county around Highland, Glenelg and Dayton are more rural: custom homes on large lots, older farmhouses, and newer houses on former farmland. Large custom homes often have wide plank floors and big open rooms, which are excellent candidates for a full refinish once the finish wears thin.

West Friendship and Cooksville
Along Route 32, Route 144 and Route 97, West Friendship and Cooksville mix farms, older homes and newer subdivisions, and West Friendship is home to the Howard County Fairgrounds. Older homes here often need floor repair before anything else, such as squeaks, soft spots and boards damaged by water or pets, so that a refinish or a new floor has a sound base. Finished basements in the newer houses are a good fit for luxury vinyl plank, which is waterproof and goes over a concrete slab once the slab passes a moisture check.

Refinish or Replace?
If the boards are structurally sound and there is enough wood left to sand, refinishing wins on cost and keeps the original floor. We quote refinishing as packages: about $995 for a single room, $1,695 for around 500 square feet, and $3,195 for a typical 1,000 square foot main level, with repairs and custom colors added at the walkthrough.
