Four Problems Commercial Buyers Usually Arrive With
Commercial flooring enquiries are not really about flooring. They are about one of four problems, and the right answer is different for each.
- The floor looks bad and the space is customer facing. This is a first-impressions problem with a deadline attached to it, usually a re-opening, an inspection, a listing, or a visit from somebody senior. If the wood is sound, restoration solves it in days rather than weeks.
- The floor is failing and somebody could get hurt. Cupped boards, lifted planks, a torn carpet seam, a soft spot near a doorway. That is a liability item, not a cosmetic one, and it gets looked at first.
- The floor has to last and nobody wants to do this again. Corridors, lobbies, rental units, anywhere the cost of doing the work twice is worse than the cost of doing it properly once. This is a specification conversation about wear layers, finish systems and subfloor prep.
- Somebody needs a number for a budget. No job yet, just a line item for next financial year or the next board meeting. We quote those too, and we will say so honestly if the number depends on something only a walkthrough can settle.
Whichever one you are holding, the first step is the same. Square footage, a photo, and a date get you a real answer quickly.
How a Commercial Quote Gets Built
A walkthrough is free and carries no obligation. We measure the actual area, look at the condition of the existing floor and what is under it, check for moisture where a slab is involved, and note the things that quietly cost money later: thresholds, transitions, stair nosings, built-in fixtures, doors that will no longer clear a new floor height, and whatever furniture has to move before anyone can start.
You get back a written scope and a written price. On a restoration job the estimate says which of recoat, full sand and refinish, or board repair plus refinish the floor actually needs, because those are three different jobs and buyers routinely ask for the wrong one. On an installation job it says what material, what prep, what removal and disposal, and what the schedule looks like.
The variables that move a commercial number most are square footage, the condition of what is there now, what has to come out first, how much subfloor prep the slab or deck needs, the finish system, and access. Access is the one commercial buyers under-declare and then get surprised by. A floor that can only be worked on between 6pm and 6am is a different job from the same floor on a vacant weekend.

Working in an Occupied Building
Downtime is usually the real constraint, not the floor. When we quote an occupied space we quote the sequence as well as the work: which areas go first, what stays open, where the containment sits, and when each area comes back into service.
Sanding is dust-conscious, and containment matters more in a commercial space than a house because there is usually somebody working ten feet away behind a wall. Finish choice drives when you can put furniture back: waterborne systems dry quickly and let light foot traffic return sooner, oil-modified finishes take longer and stay noticeable for longer. We tell you the actual return-to-service window for the system we are quoting rather than a general one.

Licensing, Insurance and Paperwork
AG Construction MD LLC holds Maryland Home Improvement Commission license MHIC #104041 and carries insurance. MHIC is the license Maryland requires, the number is verifiable on the state register, and you should check it on any contractor who gives you one.
If your process needs paperwork before anyone can start, say so in the first message. Certificates of insurance, W-9s, purchase orders, lien waivers, vendor onboarding portals and prevailing wage requirements all take time to arrange and all of them can stall a start date. Ask at the estimate and you get a straight yes or no on each one, early enough to matter.

We work Montgomery, Howard, Frederick, Anne Arundel, Carroll and Prince George's Counties in Maryland, all of Washington DC, and Fairfax, Arlington and Loudoun Counties in Northern Virginia. We do not travel to the Eastern Shore or the Delaware beaches.
