Hardwood Floor Installation in Northern Virginia

What the job includes.

• Measuring the rooms and checking the subfloor or slab for flatness and moisture before any wood is ordered.
• Tearing out and hauling away the old floor: carpet and pad, laminate, vinyl or worn hardwood.
• Subfloor prep: re-fastening loose panels, leveling, and replacing sections that have failed, so the new floor goes down flat and stays quiet. See floor repair for what that covers.
• Installation by the method the product calls for: nailed or stapled solid wood, glued or floated engineered planks over slab, with the expansion gaps and transitions the manufacturer specifies.
• For unfinished wood, sanding, stain and finish coats in place. For prefinished wood, trim and shoe molding the same day the floor goes in.
• Cleanup and debris removal, then a walkthrough with you before we leave.

Timeline. A prefinished floor in a few rooms is usually installed in a matter of days once the wood is on site. Unfinished wood adds the sanding, staining and finishing steps, which take 3 to 5 days on their own, plus drying time before furniture goes back. Stairs, large homes and repairs add to that. The written estimate carries the actual schedule for your job.

Species and finish choices. Red and white oak are the everyday choice in Northern Virginia and the easiest to match to an existing floor. We also install maple, walnut, cherry, pine, heart pine and bamboo, in standard or wide plank widths; see hardwood species. Prefinished boards arrive with a factory finish and can be walked on the day they go in. Unfinished boards are sanded and finished in place, which gives you any stain color, a choice of sheen from matte to gloss, and one continuous surface with no factory bevels. Engineered hardwood is the right call over a slab or below grade, which is common in Fairfax and Arlington townhomes and condos.

Hardwood Floor Refinishing in Northern Virginia

Refinishing takes a worn hardwood floor back to bare wood and gives it a new finish, and it is most of what we do in Arlington, Alexandria and the older parts of Fairfax County, where the original oak is usually worth saving. A refinish costs a fraction of a new floor and keeps the wood that is already there.

What the job includes.

• A free estimate at the house: we measure, check how much wood is left above the tongue and groove, look for boards that need replacing, and talk through stain and sheen. You get a written price.
• Repairs first: replacing water damaged or pet stained boards, fixing squeaks and re-fastening loose boards, so the finish goes over a sound floor. See floor repair.
• Sanding with dust-conscious equipment that captures most of the dust at the machine, coarse through fine, with edges and corners worked separately, and containment and cleanup as part of the job.
• Stain if you want a color change, tested as samples on your own floor before the whole room is coated.
• Finish coats, water-based or oil-modified urethane, with drying time between coats and a final walkthrough.

Timeline. A typical refinish takes 3 to 5 days depending on the size of the floor and the finish you choose. Water-based finishes dry faster and have less odor; oil-modified finishes take longer between coats and add an amber tone to the wood. The estimate states when the floor can take foot traffic, when furniture can go back, and when rugs can go down for the finish you pick.

Sanding and staining options. Any species can be refinished if there is enough wood left to sand, and we tell you at the estimate if there is not. Oak takes stain evenly and can go anywhere from natural to dark; maple and other tight-grained woods look best natural or with a light tone. Sheen runs from matte to gloss. Fairfax County

Fairfax County is the largest part of our Virginia work, and it is not one kind of housing. The older neighborhoods around the City of Fairfax, Vienna, Falls Church and Annandale sit on hardwood that is usually worth saving, so the calls there run to sanding, refinishing and repair. Newer construction out toward Chantilly, Centreville and Herndon, and the townhome and condo stock around Tysons and Reston, runs more to new installation, engineered wood and luxury vinyl.

Arlington County

Arlington is dense, older and full of wood floors that have been through several owners. Most of what we do there is refinishing and restoration: taking a floor that has gone gray and scratched in the traffic lanes back to clean wood, and repairing the boards that need it before any finish goes down. Installation work in Arlington is more often a replacement of a floor that is past sanding than a floor going into an empty room.

Condo and apartment work in Rosslyn, Clarendon, Ballston and along Columbia Pike has its own constraints: elevator bookings, permitted work hours, and building rules about noise. Alexandria

Alexandria runs from Old Town, where the housing stock is old enough that the original floors are part of the value of the house, out to the newer condo and townhome development along the Route 1 corridor and around Eisenhower Avenue. Old Town work is refinishing, repair and careful matching. Newer stock is installation, engineered wood and luxury vinyl over slab.

Loudoun County: Leesburg, Ashburn and Sterling

Loudoun County is in our service area, which means Leesburg, Ashburn, Sterling, Purcellville, Ashburn Village and the newer developments along the Dulles corridor. The mix out here leans toward new installation and toward rigid-core luxury vinyl in basements and lower levels, with hardwood refinishing on the older homes closer to Leesburg.

Refinish or Replace a Northern Virginia Hardwood Floor?

This is the question behind most of the calls we get from Virginia, and the honest answer depends on two things: whether the boards are structurally sound, and how much wood is left above the tongue to sand.

If the boards are sound and the damage lives in the finish, refinishing wins on cost every time and keeps the original floor. It removes the old finish and the surface scratches, and staining during the refinish is the cheapest way to change the color of a room. Where water has gotten in, boards are cupped, or there are gaps and broken planks, restoration comes first and the repairs get blended so they do not stand out afterwards.

If the floor has been sanded to its limit, or the damage runs through the wood rather than across it, we quote replacement instead and tell you plainly why. You get both numbers on paper where both are realistic, so you can compare them rather than take our word for it. Engineered Wood, Laminate, Vinyl and Carpet

Not every Northern Virginia room wants solid hardwood, and we install the alternatives rather than talking you out of them.

• Engineered wood. Real wood on a layered core, so it moves less than solid planks when humidity swings. That makes it the safer choice over a concrete slab and in below-grade rooms, which describes a large share of the townhome and condo stock across the county. See wood species and formats.
• Laminate. Hard-wearing, quick to install and easy on a budget, with a wood look that is far better than its reputation from twenty years ago. See laminate flooring.
• Luxury vinyl plank and tile. The answer where water is a real risk rather than a maybe: kitchens, baths, laundry rooms, basements. We install standard LVP, luxury vinyl tile in stone and ceramic looks, and COREtec.
