Hardwood Floor Refinishing in Prince George's County

A worn hardwood floor is usually not a dead one. If the boards are structurally sound, refinishing sands the floor back to bare wood, takes out the scratches and the gray traffic lanes, and seals it under new finish coats for a fraction of what replacement costs. A typical main level takes 3 to 5 days, depending on the size of the floor, any board repairs and the finish you choose.

If the floor has been sanded too many times to take another, we say so at the estimate and quote the alternatives instead. See hardwood floor refinishing for the full process.

What Refinishing Costs: Our Packages

We quote hardwood floor refinishing in Prince George's County as packages, the same ones we publish for the whole service area:

  • About $995 for a single room, around 200 square feet
  • About $1,695 for around 500 square feet
  • About $3,195 for a typical 1,000 square foot main level, about $3.20 per square foot
  • Stairs at $200 per step, labor and materials

Each package covers the complete job: sanding to bare wood, the stain color you choose and protective finish coats. Board repairs, custom color work and removal of an old floor ($1.25 per square foot where carpet or another floor has to come out first) are measured at the free walkthrough and written as their own lines. The sanding and staining cost guide breaks the numbers down line by line.

Floor Sanding and Staining

Staining is how you change the color of the floor you already own, and it happens during a full sand: the floor goes back to bare wood, we put stain samples on your own floor, because the same color reads differently on every floor, and you choose from what you see. The color is then sealed under the finish coats. See floor staining and floor sanding.

If the color is already right and the finish just looks tired, a screen and recoat restores the sheen for far less than a full sand. It cannot change the color, and we will tell you at the estimate which of the two jobs your floor needs.

Hardwood Floor Installation

New solid and engineered hardwood, prefinished or finished in place, goes down over a subfloor that has been checked and prepared first, because prep is what decides whether a floor still lies flat years later. Over a concrete slab or below grade, engineered boards are the safer choice, because they are built in layers and move less than solid planks when the moisture in a room swings.

Stairs can be part of the same job: we remove the stair carpet, install hardwood treads, finish or paint the risers, and stain the treads to match the floors above and below. We quote installation in writing after we measure, because the product you choose and the condition of the subfloor set the price. See hardwood floor installation.

Luxury Vinyl Plank Installation

We install luxury vinyl plank, including COREtec, and it is the practical floor for kitchens, basements, bathrooms, laundry rooms and rentals: the core is waterproof and it stands up to pets and mud. We check concrete slabs for moisture and flatten the subfloor before the first plank goes down.

The wear layer, measured in mils, is the best single predictor of how long a luxury vinyl floor keeps looking new. Around 12 mil suits bedrooms and light-traffic rooms, and 20 mil and up is where we point households with dogs, kids and busy kitchens.

Floor Repair

Squeaks, soft spots, sagging, water damage and boards ruined by pets get fixed before anything else, so the refinish or the new floor sits on a sound base. Boards damaged past sanding are replaced and blended in so the repair does not announce itself. See floor repair.

Bowie, MD

Bowie is the largest city in the county, and many of its homes date from the 1960s and 1970s, when Levitt and Sons built Belair at Bowie, with more neighborhoods added in the decades since. Houses of that era very often have solid oak strip flooring, sometimes still hidden under wall-to-wall carpet, and if those boards are sound a full sand and refinish brings them back for far less than new flooring.

The newer Bowie neighborhoods tend to call for hardwood installation in place of builder-grade carpet, luxury vinyl plank in kitchens and finished basements, and carpeted stairs converted to hardwood treads.

Laurel, MD

Laurel, in the north of the county along Route 1 and the Patuxent River, sits where Prince George's County meets Howard and Anne Arundel Counties, which makes it one of the closest parts of the county to us. Its older neighborhoods around Main Street have homes with original wood floors worth saving, and the newer communities around the city lean toward luxury vinyl plank and new hardwood.

College Park, MD

College Park is home to the University of Maryland, and around the campus are neighborhoods of older single-family homes alongside a large rental market. The older homes are refinishing territory first, with repairs blended in where decades of use have left damaged boards.

For rental houses and apartments, luxury vinyl plank with a heavy wear layer is usually the honest recommendation, because it stands up to tenant turnover and spills. Our multifamily and rental flooring page covers how we quote unit turns.

Upper Marlboro, MD

Upper Marlboro is the county seat, a small town at the center of a much larger area of subdivisions and homes on larger lots. Larger homes often mean long, open runs of flooring, where the layout and the transitions into kitchens and baths are planned before the first board goes down, and finished basements are good candidates for luxury vinyl plank once the slab passes a moisture check.
