Hardwood Floor Refinishing in Anne Arundel County
A worn hardwood floor is usually not a dead one. If the boards are structurally sound, refinishing sands the floor back to bare wood, takes out the scratches and the gray traffic lanes, and seals it under new finish coats for a fraction of what replacement costs. A typical main level takes 3 to 5 days, depending on the size of the floor, any board repairs and the finish you choose.
If the floor has been sanded too many times to take another, we say so at the estimate and quote the alternatives instead. See hardwood floor refinishing for the full process.
What Refinishing Costs: Our Packages
We quote hardwood floor refinishing in Anne Arundel County as packages, the same ones we publish for the whole service area:
- About $995 for a single room, around 200 square feet
- About $1,695 for around 500 square feet
- About $3,195 for a typical 1,000 square foot main level, about $3.20 per square foot
- Stairs at $200 per step, labor and materials
Each package covers the complete job: sanding to bare wood, the stain color you choose and protective finish coats. Board repairs, custom color work and removal of an old floor ($1.25 per square foot where carpet or another floor has to come out first) are measured at the free walkthrough and written as their own lines. The sanding and staining cost guide breaks the numbers down line by line.
Floor Sanding and Staining
Staining is how you change the color of the floor you already own, and it happens during a full sand: the floor goes back to bare wood, we put stain samples on your own floor, because the same color reads differently on every floor, and you choose from what you see. The color is then sealed under the finish coats. See floor staining and floor sanding.
If the color is already right and the finish just looks tired, a screen and recoat restores the sheen for far less than a full sand. It cannot change the color, and we will tell you at the estimate which of the two jobs your floor needs.
Hardwood Floor Installation
New solid and engineered hardwood, prefinished or finished in place, goes down over a subfloor that has been checked and prepared first, because prep is what decides whether a floor still lies flat years later. Near the water, humidity is the reason so many Anne Arundel homes ask about engineered flooring: engineered boards are built in layers and move less than solid planks when the moisture in a room swings, which makes them a safer choice over a concrete slab or below grade.
We quote installation in writing after we measure, because the product you choose and the condition of the subfloor set the price. See hardwood floor installation, or our floor installation in Annapolis page for the engineered versus solid choice in more detail.
Luxury Vinyl Plank Installation
We install luxury vinyl plank, including COREtec, and it is the practical floor for kitchens, basements, bathrooms, laundry rooms and rentals: the core is waterproof and it stands up to pets and mud. We check concrete slabs for moisture and flatten the subfloor before the first plank goes down.
The wear layer, measured in mils, is the best single predictor of how long a luxury vinyl floor keeps looking new. Around 12 mil suits bedrooms and light-traffic rooms, and 20 mil and up is where we point households with dogs, kids and busy kitchens.
Floor Repair
Squeaks, soft spots, sagging, water damage and boards ruined by pets get fixed before anything else, so the refinish or the new floor sits on a sound base. Boards damaged past sanding are replaced and blended in so the repair does not announce itself. See floor repair.
Annapolis and Arnold, MD
Annapolis has the oldest housing in the county around its historic downtown, with waterfront neighborhoods and newer subdivisions around it. Arnold, on the Broadneck peninsula between the Severn and Magothy Rivers, is mostly single-family homes, many of them close to the water. Sound original floors in older homes are worth refinishing, and in rooms near the water or over a slab, engineered hardwood and luxury vinyl plank handle humidity better than solid wood.
Our Annapolis floor installation page covers the city in detail.
Severna Park and Pasadena, MD
Severna Park, along Ritchie Highway and the B&A Trail, and Pasadena, on the peninsula between the Magothy and Patapsco Rivers, have many homes from the middle of the last century onward, often with oak floors under carpet and finished basements below. Typical work here is refinishing that oak, replacing carpet with hardwood or luxury vinyl plank, and waterproof flooring in the basement.
See our flooring contractors in Severna Park page for more on that side of the county.
Glen Burnie and Severn, MD
Glen Burnie, in the north of the county along Ritchie Highway and I-97, has many post-war ranchers, Cape Cods and split-levels, and houses of that era very often have solid oak strip flooring hiding under wall-to-wall carpet. If those boards are sound, a full sand and refinish is usually the best value in the house.
Severn, between Glen Burnie and Fort Meade, mixes older homes with newer townhome communities, where luxury vinyl plank on the main level and carpet upstairs is a common combination, and stairs can be converted from carpet to hardwood treads stained to match the floor.
Crofton and Odenton, MD
Crofton grew up as a planned community from the 1960s on, and many of its homes and townhomes are now on their first or second floor: oak that needs a sand and refinish, or carpet ready to come out for hardwood or luxury vinyl plank. Western Anne Arundel is a straight run down Route 32 from Howard County, so scheduling here is routine for us.
Odenton, next to Fort Meade, has a lot of newer construction and many rental homes. For rentals, luxury vinyl plank with a heavy wear layer is usually the honest recommendation, because it stands up to tenant turnover, spills and pets.
