How Much Does It Cost to Sand and Stain Hardwood Floors?

The Short Answer: Packages From $995

We price a sand and stain as a package, not a mystery: about $995 for a single room around 200 square feet, $1,695 for around 500 square feet, and $3,195 for a full 1,000 square foot main level. Each package covers the complete job: machine sanding the field and hand-detailing the edges, vacuuming and tacking the dust, applying the stain, and building protective finish coats on top. A sand and stain is a refinish with a color step in the middle: same machines, same crew, same finish system.

Those packages price a floor in typical condition, and they work out to roughly $3 to $5 per square foot. Heavy wear that needs extra sanding passes, board repairs, or a custom or two-step color is measured and added at the free walkthrough, and if a floor is too far gone to sand at all, we say so at the estimate instead of taking the job and proving it on your floor.

Cost to Stain Per Square Foot: The Component Breakdown

Searchers ask for a per-component staining price, and the honest answer is that we do not sell the steps separately: sanding, stain and finish travel together, because stain cannot go over an existing finish. The package covers all three. What CAN appear as extra written lines on an estimate:

• Stairs: $200 per step, labor and materials.
• Old floor removal: $1.25 per square foot where carpet or another floor has to come out first.
• Dumpster: $600 to $700 where the job needs one for tear-out debris.
• Repairs: boards damaged past sanding are replaced and blended, measured at the walkthrough.
• Baseboard or shoe molding work: written as its own line where removal and reinstallation is part of the job.
• Furniture moving: handled by a professional moving company we arrange, quoted with your estimate.

The reason we quote the whole job rather than the components is that the components interact: a floor that needs aggressive sanding usually needs repairs, and a dark stain on that floor needs more careful prep than a natural finish would.

What Moves the Number Up or Down

Square footage. Bigger jobs cost more in total but usually less per square foot, because setup, machine transport and cure windows are fixed costs that spread across more floor. One large connected space is also cheaper per foot than the same footage split across five small rooms with five sets of edges and doorways.

Condition of the floor. Light, even wear sands out quickly. Cupping, deep gouges, pet stains that have soaked into the wood, or paint and adhesive residue all add sanding time, and boards damaged past sanding get replaced and blended before the color goes on.

The stain and finish choice. The stain color itself is a minor material cost. What moves money is the process around it: dark and espresso tones telegraph every sanding flaw so they demand finer prep, water-popping the grain for depth adds a step, and two-step or custom-matched colors add labor. On top of the stain, the finish system matters: oil-modified polyurethane and premium waterborne finishes price and cure differently, and we walk through the trade-offs at the estimate.

Stairs. Treads and risers are hand work, so stairs are quoted separately, per tread and riser, and your written estimate lists the staircase as its own line.

Furniture and access. An empty house is the cheapest version of every flooring project. Rooms we work around, appliances, pianos and tight schedules all add labor, which is why the estimate asks about them up front instead of surprising you later.

What Real Jobs Land At

Numbers beat adjectives, so here are our packages on the three most common Maryland job sizes:

• One living room, about 200 square feet: about $995 for the full sand, stain and finish. Small jobs carry the most setup per foot, which is why the smallest package is the highest per square foot.
• Around 500 square feet: about $1,695.

Can You Stain a Floor Without Sanding It First?

No, and this is the answer that reframes most staining budgets. Stain is a penetrating product: it has to soak into bare wood to change its color. On a floor that still has finish on it, stain sits on top, blotches and wipes away. So there is no honest "staining only" price for a finished floor, and any quote that offers one is describing a different product, usually a tinted coating that behaves more like paint.

The one shortcut that does exist is for floors that are the right color already: a screen and recoat abrades the old finish and lays a fresh coat over it, restoring sheen and protection for far less than a full sand. It cannot change the color, but if your floor just looks tired rather than wrong, ask about it at the estimate, because it is the cheaper job and we would rather quote you the right one. DIY Sanding and Staining vs Hiring a Contractor

Renting a drum sander and edger runs around $200 to $300 for a weekend, plus abrasives, stain and finish. On paper that beats $3 per square foot. In practice, the drum sander is the least forgiving machine most homeowners will ever rent: a moment of hesitation digs a gouge that has to be sanded out of the entire surrounding area, and uneven sanding shows up twice as loudly once dark stain goes over it.

The honest split: confident DIYers with a small, sound, out-of-the-way floor and a natural finish can come out ahead. Floors with repairs, dark or custom colors, stairs, or rooms the whole household lives on are where professional sanding pays for itself, because fixing a bad sand costs more than the sand itself.
